ONE INTEGRATED TEAM AND ONE CONTRACT

M.J.Imperial Design Inc. simplifies project delivery through a single contract between the owner and the design-build team. This simple but fundamental difference saves the homeowner money and time by transforming the classic relationship of Owner-Architect-Builder in which all entities are separate to a basic relationship in what the owner can deal with one entity that is responsible for everything. This simplification creates an efficient association, which advances relationship, teamwork, and a single flow of information between client and design/build team.

Design and architecture

Integrated from the outset of every project, a united team graciously features design ideas throughout the project timeline and can rapidly and affordably respond to the client’s requests and changes to the scope of work. There’s one company, one contract during the whole process from initial design concept to final project!
The standard process for delivering projects is problematic because it creates a legal wall between the architect and contractor that makes communication difficult, expensive and puts additional burden on the Owner. In the Architect Led Design Build process the legal wall between contractor and architect no longer exists allowing the Owner to have a single point of contact and a more cost effective and time efficient project.

PERMIT PROCESS

M.J. Imperial Design is dedicated to help all clients to successfully secure all necessary building permit and will help them to obtain all approvals such as committee of adjustment, site plan approval, forestry, building permits, site severance and consent application, land development, property assembly and all other approvals that are needed in order to start a project in GTA.

Construction and project management

Clients are valuable, so we came along the strategy to provide most benefit to them. Below are the Owner benefits due to our unique plan:
